Never remove any of your findings from an inspection, always report items
such as:
Tripping hazards
Rust in electrical fittings
Water stains where they shouldn't be
Loose fitting banisters or railings
Wood rot
Building cracks and faults
Yard areas and or driveways that are subsiding
Any cracks that are appearing in the building
Termites, spiders or other pests
When reporting these items always use the word "appears" as we are not a
qualified tradesperson in any of these areas.
URGENT MAINTENANCE CAN BE TAKEN OVER THE PHONE AND
ACTIONED STRAIGHT AWAY BUT ALWAYS FOLLOW UP IN WRITING.
Urgent for me means any thing that is dangerous or damaging to the property
or that may cause injury or worse, to tenants or anyone entering the property

Gas hotwater system issue - plumber required not electrician
Electric hotwater system issue - electrician required not plumber
Always be confident when talking to your clients and they will have confidence
in your ability.

how much work is going to cost and when it can be carried out ( quotes are
good for larger work) if you have this information there can be no reason for
